Affinius Capital Europe, B.V. is the European subsidiary company of Affinius Capital.  The company was formed in 2014 and is based in Amsterdam, the Netherlands.  Affinius Capital is a pan-European investor that is primarily focused on the creation of a modern logistics portfolio.  With time, it is expected that Affinius Capital may include other property types in Europe as well as expand its co-investment activities in Europe through the creation of fund and separate account vehicles.  

Job Description

Affinius Capital Europe, B.V. is seeking to appoint a Real Estate Analyst within its Amsterdam office to support the real estate team. In this role the Analyst will support and be directly involved in the management and coordination of multi-country logistics and build-to-rent real estate portfolios, and additional property sectors as needed. The Analyst will be assist the team in conducting preliminary transaction underwriting, preparation of investment memos, market feasibility analysis, coordination and execution of the due diligence process, tenant/client interaction, site acquisition, oversight of development partners, contractors and other 3rd party vendors (leasing, management, construction management, environmental, etc.), and all aspects of the development, asset management and portfolio management process as deemed appropriate and/or needed.  The Analyst may also provide valuable support and assistance with dispositions, capital markets, credit, research and accounting as needed.

 

Affinius Capital Europe, B.V. is looking for an analytical and communicative professional with a strong interest in the real estate industry. The continued growth in the European platform means that the successful candidate may also have the opportunity to be involved in a wider range of activities, depending on the individual’s profile and skills.

 

Essential Duties:

  • Prepare detailed financial analyses of real estate assets including but not limited to preparing of development budgets and financial models, discounted cash flow analysis, time-weighted returns, leveraged and unleveraged IRRs, equity multiples, promote calculations, and other various financial and performance measurement metrics.
  • Coordinate internal approvals including the preparation of investment committee memos and cash flows as necessary for approvals.
  • Coordinate development activities with existing and potential partners to include the preparation of pro-forma financial assumptions, assisting supervisor in the formation and structuring of joint venture and investment structures, and implementing Affinius Capital B.V. required due diligence and closing procedures on land acquisitions.
  • Cultivate brokerage, tenant, and developer relationships and assist with the expansion and maintenance of existing relationships.
  • Coordinate with the legal department, field personnel and other due diligence vendors.
  • Coordinate and assist with the marketing efforts of development and existing projects.
  • Perform feasibility studies for various projects and continually monitor market conditions to help identify opportunities in the marketplace.
  • Maintain project status reporting database including monitoring and coordination of investor rotation procedure and pipeline databases.  Also track department performance, cash flow projections and provide regular updates for internal use.
  • Provide support to the development teams projects to include, but not limited to, the functions of venture, legal, leasing, design, construction, construction management, material testing, development, due diligence, and transition to Asset Management upon project completion.
  • Perform property-level market valuations and investment models for assigned real estate assets each quarter. Maintain ARGUS and DCF models to support market valuations.  Provide support and oversight of external valuations.
  • Prepare, coordinate and ensure timely completion of property-level, portfolio and joint venture partner reporting such as annual business plans, quarterly fund reports, monthly status reports, investor specific reports, and other reports as required.
  • Assist with dispositions of various assets as required.
  • Support compliance efforts including all OFAC, entity creation, and other necessary database search and compliance measures.
  • Contribute to the improvement of existing processes and promote the adoption of best practices as related to the above duties and responsibilities.
  • Provide secondary support to the Acquisitions and Capital Markets departments as required.  May also support other departments with various projects related to Global Investors Group, Credit, Portfolio Management, Research and Dispositions.
  • Maintain ongoing knowledge of projects and elevate any potential issues and track solution implementation.
  • Additional duties as assigned.

Requirements

  • BSc degree in Finance, Real Estate, Economics or related field, MSc degree preferred.
  • 0 – 3 years of commercial real estate industry work experience, graduate degree will be considered in lieu of one year experience.
  • Relevant Development, Acquisitions, Asset Management and/or Brokerage experience preferred.
  • Solid understanding of financial analysis concepts.
  • Ability and willingness to travel (abroad) if necessary.  Flexibility to work extended hours as/if required.
  • High level of proficiency in Excel and experience with/ability to learn applications such as Argus.
  • Accuracy and attention to detail.
  • Ability to prioritize assignments to meet numerous deadlines.
  • Ability to handle multiple priorities and unforeseen situations.
  • Excellent analytical, quantitative and problem-solving skills.
  • Exceptional written and verbal communication skills. 
  • Eligible to work in the European Union (EU).
  • Ability to work onsite full time in the Amsterdam office.
  • Fluent in English (spoken and written) and preferably another European language.
